Sod Installation

JIS Property Services installs new sod for residential properties across Toronto and the GTA — replacing tired, patchy, or dead lawns with a properly graded, properly rooted lawn from day one.

A typical job: removal and disposal of the existing sod, mechanical or hand grading of the subgrade, soil conditioning and replenishment as required, fine leveling, installation of premium nursery-grade sod suited to the site’s sun or shade exposure, and rolling for compaction and root contact. All refuse is hauled to the curb and off the property — you’re not left cleaning up after us.

For example, a typical ~550 sq ft replacement includes full removal of the existing sod, subgrade grading, soil conditioning, fine leveling, premium nursery-grade fescue sod for shaded areas, compaction rolling, and complete haul-away of all refuse.

Frequently asked questions

What's included in a sod installation?

Removal and disposal of the existing sod, mechanical or hand grading of the subgrade, soil conditioning and replenishment as required, fine leveling, installation of premium nursery-grade sod, and rolling for compaction and root contact. All refuse is hauled away and disposed of off the property.

How do you choose which sod to install?

We match the sod variety to the site — for example, a premium nursery-grade fescue blend for shaded areas — so the new lawn actually establishes instead of thinning out within a season.

How soon can I walk on the new sod?

Keep foot traffic off the lawn for about 2–3 weeks while the roots knit into the soil. We'll walk you through a simple watering schedule to speed establishment.

Do you remove the old lawn first?

Yes. The existing sod is fully stripped and hauled away before grading, so the new sod goes down on a clean, properly conditioned base rather than on top of old growth.
